If you are renting your property then the property must have an EPC registered for it, therefore if there is no existing and current EPC we will have to commission one before we can begin to market the property. This is a legal requirement and there are no exceptions to this rule.
Once the EPC has been commissioned we can start to market the property and, since we have an in-house Energy Assessor in effect we can start to market the property immediately. We then have seven days to produce and register the EPC with Landmark who are the data collectors for all the EPC's produced in England and Wales. Once the EPC has been lodged with Landmark we must add it to all marketing material.
The EPC tells you and any prospective tenant how energy efficient your property is; the impact the property has on the environment and includes recommendations on ways to improve the property's energy efficiency.
This legislation only applies to properties entering the rental market after 1st October 2008 and does not apply to existing tenancy agreements or to tenancy renewals. However one is required on the first change of tenancy after 1st October 2008.
