Property to Rent

With the market for buying/selling property being so low mainly due to the Mortgage companies asking for large deposits which are beyond the means of many people there is a definite shift too and a huge increase in the number of people wishing to rent rather than buy their property .

This has resulted in a huge demand for properties to rent. We are therefore in urgent need of suitable property and have a list of clients witing for the right property for them to come along.

It then just needs us to match properties to suitable clients, often we can match a property the same day as it becomes available.Therefore, if you have a property to rent, please.

  • Give us a ring a.s.a.p. or
  • Register Online using our registration form or
  • Call in to our Ammanford office to register your property on our system.

When we have a suitable match we will contact you to gain your approval.

  • Register Online using our registration form providing details of the type of property you are looking for. We will contact you when a suitable property becomes available.
  • Call in the Ammanford office to see what is available, discuss your requirements and register your details. 

If you are renting your property then the property must have an EPC registered for it, therefore if there is no existing and current EPC we will have to commission one before we can begin to market the property. This is a legal requirement and there are no exceptions to this rule.

Once the EPC has been commissioned we can start to market the property and, since we have an in-house Energy Assessor in effect we can start to market the property immediately. We then have seven days to produce and register the EPC with Landmark who are the data collectors for all the EPC's produced in England and Wales. Once the EPC has been lodged with Landmark we must add it to all marketing material.

The EPC tells you and any prospective tenant how energy efficient your property is; the impact the property has on the environment and includes recommendations on ways to improve the property's energy efficiency.

This legislation only applies to properties entering the rental market after 1st October 2008 and does not apply to existing tenancy agreements or to tenancy renewals. However one is required on the first change of tenancy after 1st October 2008.

EPC's can only be produced by accredited Domestic Energy Assessors. If you have any questions please contact us and we will be only too happy to help.
