Our web site receives thousands of hits every month and we are constantly working to find buyers. Selling a property can often be a stressful experience and we aim to make the process as easy as possible for you.
If you are selling your property then the property must have an EPC registered for it, therefore if there is no existing and current EPC we will have to commission one before we can begin to market the property. This is a legal requirement and there are no exceptions to this rule.
Previously, if your property was marketed before 1st August 2007 and had remained on the market without a break of more than 28 days then it was exempt and did not require an EPC, however, from 1st April 2011 this rule has changed and now there are no exceptions. All properties being sold or rented must have an EPC.
Once the EPC has been commissioned we can start to market the property and, since we have an in-house Energy Assessor in effect we can start to market the property immediately. We then have seven days to produce and register the EPC with Landmark who are the data collectors for all the EPC's produced in England and Wales. Once the EPC has been laodged with Landmark we must add it to all marketing material.
The EPC tells you and the prospective buyer how energy efficient your property is; the impact the property has on the environment and includes recommendations on ways to improve the property's energy efficiency.
